Is a deed of trust a mortgage instrument.? Empty Is a deed of trust a mortgage instrument.?

Say you have a trust deed company 1 and the sell it to company 2 and a new deed of trust is writtem out. Is the new assignment considered a new mortage. Does it carry with it the same rights as to power of sale?
